How an estate cleanout works
Walk-through first. We come look at the property (or you describe it by phone with a couple of photos), give you a realistic timeline (most 2-bedroom houses are one full day; larger or hoarder-condition properties can be 2โ4 days), and tell you what we can and can't take. From there we send a crew. Anything resalable goes to our warehouse โ and a portion of those resale proceeds can offset your costs if you want a partial-credit arrangement instead of pure free pickup. Hazardous materials (paint, motor oil, propane) we route to the county hazmat day or leave neatly staged for you.
Probate and timeline pressure
Selling an inherited Tallahassee property usually means the realtor wants it empty and broom-clean by listing day. We can hit aggressive timelines โ including weekend work โ when probate or a closing date is breathing down your neck. Call as early in the process as you can and we'll quote a window.

- How much does an estate cleanout cost?
- For most residential estates, our pickup is free โ we recoup our time through what we resell. For very large properties (4+ bedrooms, multi-day jobs) or properties with minimal resalable contents, we may need to discuss a labor rate. We'll be clear about it during the walk-through; you never get surprised at the end.
- What about paperwork, photos, or personal items we might want to keep?
- Standard practice: anything that looks personal โ photo albums, framed pictures, paperwork, jewelry, books with inscriptions โ gets set aside, not hauled. We'll bag and label it so you can sort through on your own time. If you tell us specific things to watch for, we'll watch for them.
- How fast can you get to a property?
- Typical schedule is within a week. We can move faster when there's a closing date or probate deadline โ call us with the constraint and we'll figure out how to hit it.
- Do you take cars, boats, or RVs?
- Generally no โ those need title work and a different pickup process. We can refer you to local auto-donation programs (Goodwill Cars to Work, Wheels for Wishes) that handle the title transfer.
- What about hoarder-condition properties?
- We've done them. Bring a respirator-equipped crew, allow extra days, and price the job individually. Call us, describe the situation honestly, and we'll be straight with you about what's involved.
